New Construction Application for Architectural Review
 
This application is for a Draft, Preliminary, or Final review on a new build.  Listed below are the requirements for each type of review.  
 

Draft Review (see page 13 of the Design Guidelines for further details–Click HERE for Complete Draft Review Requirements Checklist):

  • Complete and signed Draft Review Application (confirmed submission once this form is completed)
  • Fee: $4,000 check made to BHA (includes up to 3 Reviews) 
  • Schematic Drawings ¼ scale of Concept Design-Plans MUST be dated. (one scaled, full-size printed copy and One 11" x 17" printed copy)
  • Site plan using survey or plat
  • One compiled PDF IN THE FOLLOWING ORDER and submitted with your completed Online New Construction Application: Site Plan, Elevations, Floor Plans 

Preliminary Review (see pages 14-18 of the Design Guidelines for further details–Click HERE for Complete Preliminary Review Requirements Checklist):

  • Complete and signed Preliminary Review Application (confirmed submission once this form is completed)
  • Signed and sealed Survey
  • Site plan with contours, setbacks, data block, overhangs 
  • Roof plan
  • ¼” scale elevations, Details, height and finished first floor elevations, Floor plans, Wall Section, Electrical plan-plans MUST be dated with most recent date of change. (one scaled, full-size printed copy and One 11" x 17" printed copy)
  • One compiled PDF IN THE FOLLOWING ORDER and submitted with your completed Online New Construction Application: Survey, Site Plan (with Roof Plan and Data Block), Elevations, Floor Plans, Electrical Plans, Details & Section Sheet, Lighting Specifications (often included on the Details/Section Sheet)                                                                                 

Final Review (see pages 18-20 of the Design Guidelines for further details–Click HERE for Complete Final Review Requirements Checklist):

  • Complete and signed Final Review Application (confirmed submission once this form is completed)
  • Signed and notarized Property Owner’s Agreement
  • $10,000 refundable building deposit (check only, payable to Bald Head Association)
  • Plans with revisions required from Preliminary Review — “red revision cloud” all changes. Plans MUST be dated with most recent date of change. (One scaled, full-size printed copy and one 11" x 17" printed copy)
  • Survey signed and sealed
  • Electrical plan and details
  • Landscape/hardscape plan
  • Paint/Color application (mail or drop off the actual color chips and roof samples to BHA)
  • One compiled PDF of complete Submittal (include material spec sheets)                                    
Physical copies of the plans and checks for fees may be mailed to or dropped off at Bald Head Association, ARC Department (mail to: PO Box 3030, Bald Head Island, NC 28461 or drop off at: 111 Lighthouse Wynd, Bald Head Island, NC 28461).

New Construction Architectural Questionnaire

Form(s) to be completed, as required, by all architects/designers submitting documents for consideration at Draft, Preliminary and Final stages.
1.) Has the architect visited the site? *

2.) Has the architect read the current Architectural Design Guidelines and related protective Covenants and designed the house accordingly? *
3.) Has the house been designed according to the State of North Carolina Residential Building Code, especially in regard to wind resistant construction? *
4.) Is the architect familiar with CAMA, FEMA and Village of Bald Head Island Zoning requirements for this site? *
6.) Are there 404 (regulated) wetlands on the property? *
8.) Has the architect/designer attempted to minimize the amount of the site to be graded? *
9.) Has the architect/designer attempted to minimize the removal of, or damage to existing vegetation, especially plants of special concern? *
10.) Has the architect/designer taken views, orientation and location of adjoining buildings into consideration for the design of the house? *
11.) Has the house been staked out on the lot? (At the time of the Preliminary Review submittal, the corners of the house must be staked on the lot in the proposed locations. Trees to be removed must be flagged with surveyor’s tape.) * 🛈

44.) The survey and site plan include the required sightline setback calculations for oceanfront properties * 🛈
45.) If this property falls under the restrictions of a neighborhood sub-association, has a letter from that association, granting approval of the plan, been submitted with the application? *
46.) Does any portion of the proposed construction work involve work on property owned in whole or part by any person or entity other than the applicant property owner (i.e. an access easement to the ocean for which the walkway or structure is owned jointly with an adjacent owner or otherwise) *
47.) If the answer to question 46 is “yes," do you understand the written consent to the plans for any such construction work shall be required from that adjacent owner or other appropriate person before the ARC shall consider approval of any such work and it is the obligation of the Property Owner to obtain such written consent from the adjacent owner or other appropriate person and provide it to the ARC.
